Depending on what context you are using it, a term sheet can be a lot of things. In the context of raising money for your business or idea, a term sheet is a summary of the following:
1. A brief summary of your idea or business (exec summary)
2. A detailed description of the quantity of money you are seeking and at what "terms"
3. A bio of the partners or key players involved in or behind the idea or business

Are you trying to raise money for a business or idea? You can find examples of this type of term sheet on the web. A good rule of thumb for any investor presentation is to keep it short and sweet. Creating presentations for investors isn't easy and I don't envy anyone that has to do it!
